- Quarter 1 6 April to 5 July
- Quarter 2 6 July to 5 October
- Quarter 3 6 October to 5 January
- Quarter 4 6 January to 5 April

Each update includes your figures from 1 April up to the end of the relevant quarter:
- Quarter 1 1 April to 30 June
- Quarter 2 1 April to 30 September
- Quarter 3 1 April to 31 December
- Quarter 4 1 April to 31 March
- Follows HMRC's calendar-quarter periods

Built for landlords
The template is designed around UK property income, helping you keep your records organised without rebuilding your figures every quarter.
Property income and expense categories
Record rent and property expenses using categories aligned with HMRC's reporting requirements.
Quarterly summary sheet
See the totals you need for your quarterly update, ready to enter into MTDsorted.
Digital records in a familiar format
Keep your property records digitally in Excel while staying in control of your accounts.
Which date should you use?
Every entry needs a date. The correct date depends on whether you use the accrual basis or cash basis.
Use the invoice or bill date
Use the date shown on the invoice or bill, not the date it was paid.
Example: Rent was invoiced on 28 March and paid in April. Use 28 March.
Use the payment date
Use the date you received or made the payment.
Example: Insurance was paid on 5 April. Use 5 April.

Frequently asked questions
Who is the landlord template for?
It is for landlords receiving income from UK residential or commercial property. When you are required to use Making Tax Digital for Income Tax, you will need to keep digital records and send quarterly updates for your UK property business.
Standard or Calendar: which should I choose?
Choose Standard for HMRC's standard quarterly periods, such as 6 April to 5 July. Choose Calendar for cumulative calendar periods starting on 1 April, such as 1 April to 30 June and 1 April to 30 September.
Can I submit directly from Excel?
No. Quarterly updates must be sent using compatible software. Keep your detailed records in the spreadsheet, then enter your summary totals into MTDsorted for submission.
Do I need to pay to submit to HMRC?
The spreadsheet templates are free. Every MTDsorted plan includes bridging for one business source at no extra cost. You will need a plan that supports additional business sources if you want to submit updates for more than one.
